One of the most common questions I hear from homeowners preparing to sell is:

"What should I sell my home for?"

When I ask what they think the home might be worth, the response is often immediate:

"You're the professional. You tell me."

It's a fair answer. After all, if you've hired a real estate professional, shouldn't they know exactly what your home is worth?

Not exactly.

The Truth About Pricing

Contrary to popular belief, no agent, appraiser, lender, Zillow algorithm, or real estate website knows exactly what your home will sell for.

The market decides that.

The challenge is that the market doesn't reveal its answer until a buyer is willing to write an offer. Before that happens, we are making an educated and informed prediction. That's where professional guidance matters — and where the quality of that guidance makes a real difference in outcomes.

What Are You Actually Hiring Me to Do?

Many sellers believe they're hiring an agent to determine a price. In reality, they're hiring an advisor to help make strategic decisions throughout the entire process.

My role is to:

  • Analyze market data and study competing properties

  • Evaluate buyer behavior and current demand

  • Identify the strengths and weaknesses of the property

  • Recommend a pricing strategy

  • Position the property effectively for the right buyers

  • Create and execute a marketing plan

  • Communicate honestly throughout the process

What I cannot guarantee is a specific sales price or timeline. No one can. Anyone who tells you otherwise is making a promise the market won't let them keep.

The Five Things I Focus On With Every Listing

1. Pricing Strategy

Notice I said "pricing strategy" — not "price". The goal isn't to pick a number. The goal is to determine the most effective strategy for attracting qualified buyers. A price that's slightly too high doesn't just mean fewer offers — it means fewer showings, longer days on market, and a listing that starts to feel stale before it ever had a chance.

2. Positioning

Price gets buyers to look. Positioning gives them a reason to choose. Every home has features. My job is to identify which features matter most to the buyers most likely to love this property — and communicate those features in a way that resonates before they ever walk through the door.

3. Presentation

Professional photography. Video. Property preparation. First impressions in real estate are formed online, often within seconds. How a home looks in its listing photos determines whether a buyer adds it to their showing list or keeps scrolling.

4. Marketing

The goal is straightforward: expose the property to as many qualified buyers as possible, through the right channels, with messaging that speaks to what those buyers are actually looking for.

5. Communication

The market changes. Feedback matters. Conditions evolve. Sellers deserve honest communication and thoughtful guidance throughout the process — not just at the beginning and at the closing table.

What I Can't Control

Honest advisors are clear about this. I cannot control:

  • Interest rates or the broader economy

  • Election cycles and consumer confidence

  • Stock market performance

  • The timing of when the right buyer enters the market

These factors influence real estate activity every single day. A seller who understands this walks into the process with realistic expectations — and realistic expectations lead to better decisions at every stage.

The Question Sellers Should Really Ask

Instead of asking "What will my home sell for?" — a better question is:

"How will you help me make the best decisions throughout the process?"

Because successful home sales rarely happen by accident. They happen when preparation, pricing, positioning, marketing, and communication work together — and when a seller and their advisor are aligned on strategy from the beginning.

My Philosophy

I don't control the market. I don't control timing. I don't control buyers.

What I do control is the strategy.

And while no professional can guarantee an outcome, a good professional can dramatically improve the likelihood of achieving one.

Price gets buyers to look.
Positioning gives them a reason to choose.
Strategy gives a seller the best possible chance at both.
