One of the biggest misconceptions in real estate is that price alone sells homes.

Price matters. Pricing a home correctly is one of the most important decisions a seller will make. But price is only the beginning of the conversation.

Price gets buyers to look.
Positioning gives them a reason to choose.

What the Numbers Actually Do

Think about it this way. If a buyer is searching online for homes between $750,000 and $850,000, dozens of properties may appear in their search results. Pricing determines whether your home makes that list.

Positioning determines whether they schedule a showing.

And ultimately, positioning influences whether they make an offer.

Price is the door. Positioning is everything that happens once a buyer walks through it.

What Is Positioning?

Positioning is the story buyers tell themselves about a property.

It's not just square footage. It's not just the number of bedrooms and bathrooms. It's how all of a property's features work together to solve a buyer's problem or fulfill a buyer's dream.

A home with a mountain view isn't simply a home with a mountain view. It's a place where someone imagines drinking coffee each morning while watching the sunrise over the Blue Ridge.

A home with a finished basement isn't just additional space. It may be the ideal home office, fitness area, guest suite, hobby room, or multigenerational living solution — depending entirely on who is standing in that room and what they need.

An outdoor kitchen isn't simply a collection of appliances. It's a gathering place for family and friends.

Buyers don't purchase square footage.
They purchase possibilities.

The Danger of Focusing Only on Price Per Square Foot

Price per square foot can be a useful reference point, but it rarely tells the entire story.

Two homes may have identical square footage but differ dramatically in:

  • Lot size and privacy

  • Condition and quality of construction

  • Updates and improvements

  • Views

  • Outdoor living areas

  • Functional floor plans and storage

  • Location within the community

When sellers focus exclusively on price per square foot, they risk overlooking the very features that make their home stand apart from competing properties. And in the Western NC market, where a half-mile difference in elevation can mean a completely different view, or where a lot backing to conservation land is worth far more than a comparable lot without it — the numbers on a spreadsheet only go so far.

Why Positioning Matters More in Today's Market

In a market where buyers have more choices, standing out becomes increasingly important.

The homes that attract attention — and hold it — are the homes that clearly communicate their value from the first photo to the final showing.

That means professional photography that captures what makes the property distinctive.

It means thoughtful marketing that reaches the right buyers, not just the most buyers.

It means identifying the features buyers in this market care about most — mountain views, trail access, outdoor living, privacy, multigenerational floor plans — and making sure those features are front and center in every piece of marketing.

And it means telling a compelling, honest story about why this property deserves consideration above the others in its price range.

How I Approach a Listing

When I meet with a seller, I don't simply ask, "What is the square footage?"

I ask questions most agents don't think to ask:

  • Why did you buy this home?

  • What have you enjoyed most about living here?

  • What improvements have you made — and what difference did they make to your daily life?

  • What would the next owner appreciate most?

Those answers often reveal a property's strongest selling points — the ones that don't show up in the MLS data fields but do show up in a buyer's imagination when they're standing in the kitchen or on the back porch.

Because while pricing helps buyers find a home, positioning helps them fall in love with it.

When those two things work together — accurate, strategic pricing and clear, compelling positioning — that's when great results happen for sellers.
